CAI ollection lawyers James McCormick and Peters & Freedman, along with Brad Beith,and Suzanna McNight operate anonymous hit websites. All posting on the hit website are anonymous. Suzanne McKnight their Office Manager of since 1996, wrote "customer testimonials" on the site

Peters & Freedman have been making millions joint venturing with various 501(c)3 non-profit homeowner associations in Riverside, San Diego and Orange County in lawsuits against targeted homeowners. e.g.
THE $140,000 PARKING TICKET IN A CALIFORNIA HOMEOWNER ASSOCIATION Lawsuit against the Madigan family at Scripps Ranch Homeowners Association, because their daughter parked her car in front of the Madigan family home, brought Peters & Freedman $140,000.
Desert Crest Homeowners Association seniors lost their homes and equity after Peters & Freedman helped the board change the CCRs without the required votes of the owners, sued and filed liens and foreclosures to collect their legal fees.
Sonni Bass has judgment for hundreds of thousand of dollars from Peters & Freedman over a light she put in the yard of her 2 1/2 acre property.
The Palacio del Mar Homeowners Association board members Raymond Kunkle - President , Walter Schminke - Vice President, Lawrence Tilles, Secretary, Rod Elcon - Treasurer, Doug Parson, Member have been charging homeowners high dues and illegally using the reserves to pay Peters & Freedman about $500,000 for a contrived rules violation lawsuit, in which they prevailed by perjury in an ongoing SLAPP lawsuit against one homeowner. California law regarding raiding reserves for lawyers fees:
Section 1365.5 of the Civil Code spells out the uses of reserve funds. Subdivision (c)(1) states,
"The board of directors shall not expend funds designated as reserve funds for any purpose other than the repair, restoration, replacement, or maintenance of, or litigation involving the repair, restoration, replacement, or maintenance of, major components which the association is obligated to repair, restore, replace, or maintain and for which the reserve fund was established." The use of funds for litigation is limited to construction defect type complaints.

Peters & Freedman - Peters & Freedman - The same attorney that sent the letters conducted the meeting!!!
California resident - working on removing management company since they arrived July 2002.. heard about them from other homeowner associations in the area ...
They go through the reserves, without notifying owners (required by law) and they have signatory powers over checking account and they raise dues, assess owners and lien properties ...
Law firms then become the communication link between owners and Homeowners Assocaiton and everybody starts paying the attorneys and Management Company for fines, letters, etc.
Law Firm for the HOA is top foreslosure firm in the State.
Man buying the HOA homes at foreclosure is actually employed by the law firm.
FOX 6 News in San Diego, California won a journalism award for investigating this law firm.
We have battled since 2002 ... unable to obtain the Special Meeting, which is to be scheduled within 90 days, per State law ... finally after 7 monts of non-stop demands (and personally receiving numerous "stop or we will sue use for harassing the board" letters from our own HOA law firm ... then, finding out they were paid thousands over budget, for sending these letters) we obtained the meeting December 18, 2004.
The same attorney that sent the letters conducted the meeting!!! As soon as he confirmed we were successful and the board was RECALLED and the board elected was "per the owners for the RECALL" ... the attorney demanded ONLY nominations from those attending and he conducted a separate election, putting RECALLED board members back on the HOA board!!!
Now, we are fighting the same issues, as these people insist upon leaving the property management company and law firm in place ... do you smell rotten fish from wherever you are reading this?

• RICCO lawsuit by Melissa Colburn against foreclosure lawyers Peters & Freedman.
Judge Vargas of the San Di8ego Superior Court allowed the RICCO Case Number GIS11535 against Peters & Freedman to go to trial saying:
"Here the first amended complaint contains allegations that Defendtants engaged in multiple unlawful and fraudulent acts for their financial gain in connection with foreclosure sales of real property, that such acts could arguably give rise to disclipinary action by virtue of Defendants status as California attorneys, and that they used the U.S. Mails in doing so (in providing notices etc.) . The court finds these allegations to be sufficiently specific to sustain a claim of RICO violation at this stage of the proceedings."
Cases spanning a decade showed Peters & Freedman were not providing notice to homeowners nor following the statutes when liening and foreclosing on homes
