Information about Wintergardens Terrace HOA
Wintergardens Terrace HOA
9737 Wintergardens Blvd
Lakeside, California 92040
Phone: 858-495-0900 Fax:
Rank: No ranking.
Summary: • I had to file bankruptcy to protect my home over a small (few hundred dollars
• Homeowner Association lawyer: Epsten & Grinnell - CAI
• Manager Hudson Management of San Diego California.
Other Information: This is the assocation that governs our condo association, where I have lived since 1989.

My complaint is the way that past-due HOA fees skyrocket into huge, unpayable bills, due to large lien fees, and huge lawyer fees. I moved straight out of my parents home into my own condo, which I had saved the down payment for. Like many, it has been a very rocky financial road, with unexpected job losses, etc. While I apologize for being a "problem account", I do not feel it is the job of the HOA to "punish" people by making bills grow so quickly as to be unpayable. I recently had to file Chapter 13, because the HOA turned a bill of a few hundred dollars into foreclosure, even though I had sent---and the HOA accepted---a payment plan, that I thought I was current on.

They turned my unit into foreclosure, and my attorney told me I had to file Chapter 13, to prevent risking losing my home. I feel the attyorneys need to be removed from these situations, and very low-cost alternatives should be used. The object should be to get the money owed as quickly as possible, not to punish people.

A homoewner Homeowner Association lawyer: Epsten & Grinnell

Manager Hudson Management of San Diego California.
Complaint Summary - January 01, 2004
Name of offender: Wintergardens Terrace BOD / Epsten & Grinnell legal firm
Date of event: January 01, 2004
Problem Type: Causing small past-due bills to become huge. Home will probably be lost.
Current Phase: Active
Desired Outcome: I want very low-cost homeowner-friendly measures developed to assist those delinquent on HOA fee's.

Summary
I moved out of my mom's place into my first cheap condo 15 years ago. It has been a rocky road financially, starting with losing my "secure" job immediately. I have often fallen behind on HOA fees and struggled to catch up. HOA fees also increased dramatically shortly after moving in. Often, huge legal fees placed on my bill and other fees have made it very, very difficult to pay this bill. I believe STRONGLY that very low-cost measures must be developed to eliminate the huge fees that attorneys are generating for themselves, at the expense of HOA members --- and HOA associations. The attorneys are acting only in THEIR OWN best interest.
